Points you should bring up with your Realtor®

Q.How would you get to decide what price and marketing strategies are suitable for our home?

Pricing a home right is the most important factor in determining if a home sells quickly, or at all. Although location and condition also effect the selling process, price is a primary factor. Access to all current property information is essential, and sometimes a pre-appraisal will help. Ask your agent where he or she obtained the information to create the market analysis, and whether your agent included For Sale By Owner homes, foreclosed homes, and bank-owned sales in that list.

Q.Are you a full-time professional Realtor®? How long have you worked full time in real estate? How long have you been representing the public?

Knowing whether or not your Realtor® is on a full-time basis can give you an indication in foreseeing scheduling conflicts and overall his or her undivided attention to your transaction. As with any profession, the number of years a person has been in the field does not necessarily reflect the level of service you can expect, but it is a good starting point for your discussion.

Q. What will you do and not do to sell my home? Who decides where and when my home is exposed?

Get presented and learn how your Realtor® will advertize your property and who will pay for that promotion.Seek to learn in what media will your property be exposed and request various samples from a advertizing campaign such as Internet sites, telephone recordings, newspapers, magazines etc.

Q. Will you represent the buyer or the seller?

You have the right to know on whose side that realtor will be on if any. This fiduciary obligation varies from state to state or even county to county. In the past, Realtors® always represented the sellers which meant that they were earning their commision through that seller and therefore they owed their fiduciary to that seller eventhough it was made believe that they were working for the buyer.

Discover by asking which is the governing law in that locale in order to feel comfortable about the extent to which you will be represented.

Q.Do you or your company have a website that will provide me with useful information about my transaction, services, and how would you do business with buyers or sellers? Can I have those Web site addresses now? Can I have a contact email address now?

Many homebuyers or sellers prefer to surf online looking for houses and specific information pertaining to their needs. There are conveniece privacy and comfort that you will enjoy in searching firstly online, which provides 24/7 access to available information. By accessing the desired information using those web sites you will get an idea of how responsive, efficient and prompt is that realtor as well as what level of work you should expect accomplished using the web and how quickly you receive answers to your emails.

Q.Do you have a personal assistant or staff to process different parts of the transaction? Where are they located? What are their names and how will they help me in my transaction? How do I get in touch with them?

It is customary for top real estate sales producers to hire personal assistants in order to efficiently process their paperwork in a timely manner and within tight deadlines.

You should know which assistant is overviewing and processing your transaction as well as what role will play. You may want to meet with these people before you decide to work with them. If you needed help with a certain part of your real estate contract, who should you contact and how would you get hold of them? If you have questions about fees on your closing statement for example who would be responsible for that?.

Q.How will you keep in touch with me during my transaction, and how often?

This question is very important for your peace of mind to know when and how frequently you should expect to hear from your Realtor®.

Q.What do you negotiate and in what ways are you different from the other Realtors®? Which neighborhoods do you work in? What is your unique marketing advantage over the competing Realtors®?

It is very important to find out your Realtor®'s skills and negotiating methods and abilities in winning in difficult situations and senarios on your behalf.

Q.Will you show me properties from other companies' listings?

Some real estate companies offer bonuses and higher commisions to the agents that sell the "in-house" listings. In those circumstances these agents may elect not to show you outside from that listings scope which has a negative impact in your decision making.

Q. How will you get paid? How are your fees structured? May I have that in writing?

In many areas, the seller still primarily pays all Realtor® commissions. Sometimes, Realtors® will add other small fees, such as administrative or special service fees, that are charged to clients, regardless of whether they are buying or selling. Ask for an estimate of buyer costs from any agent you think of hiring.

Q. Will you show me names of past clients and a way to get in touch with them for references?

Asking this question will make decide whether you should employ that Realtor® or not. Also it will make you feel whether you will get along with that person or not.
