Agency: Florida real estate licensees are required by law to disclose which party they represent in a transaction. You will receive an Agency Disclosure upon meeting with your agent. The only Realtor fee charged to the buyer or seller is a transaction fee of $195.00 paid at closing. This fee will appear at the bottom of this sheet as one of the fees you may incur. At the time you make application for a mortgage your Mortgage Broker will supply you with a good Faith estimate of the total closing expenses. Equal Housing: All Realtor are required by Federal Law to treat all parties in a property transaction fairly and honestly without regard to Race, Color, Religion, National Origin, Ancestry, Sex, Age, Marital Status, Sexual Orientation, presence of Children or Physical or Mental handicaps. Lead Based Paint: Every purchaser of residential property, which was built prior to 1978, will be notified that such property may contain Lead Based Paint. Lead based paint may place children at risk of lead poisoning. Sellers are required to disclose any knowledge of lead-based paint in their home. Radon Gas: Radon gas is a naturally occurring radioactive gas when accumulated in a building in sufficient quantities may present health risks to persons that are exposed to it over time. Levels of Radon gas that exceed Federal and State guidelines have been found in buildings in Florida. Additional information may be obtained from your county health unit. Insurance: If you are purchasing and are getting a mortgage, the mortgage company will require you to purchase hazard insurance as soon as possible after entering into contract to purchase. It may take a few weeks to arrange insurance coverage, especially during hurricane season. Closing Costs: At the closing the buyer or seller may be required to pay additional sums referred as "closing costs". Buyers, further explanation and costs will be on your good Faith estimate supplied by your Mortgage Broker. Deposit: A real estate agent who receives deposit money is obligated by law to deposit it into a trust account within 3 business days. If the offer is not accepted the deposit cannot be returned till the check has cleared.
